A clear, transparent journey with no surprises on cost or timeline. Most clients go from first call to moving in within 6–9 months. Here's exactly what happens — and who does what.
Your journey starts with a no-obligation call. We listen to what you want to achieve — your land, your budget, your timeline. We'll tell you which product suits your situation, what the approval process looks like in your state, and give you a rough total cost estimate including site works.
We review your land — zoning, overlays, access, services, bushfire and flood risk. You select your product, size, configuration, and finishes. We prepare a detailed inclusions schedule and fixed-price quote.
| Site assessment fee | A$3,000 |
Covers site review, documentation, council liaison and approval management. Refundable if approval cannot be achieved.
Once you're happy with the quote and inclusions, you sign a fixed-price contract and pay a deposit. The price you sign is the price you pay — no variations, no hidden extras. Your dedicated project contact is assigned at this point.
Our approval specialists prepare all required documentation — engineering drawings, energy rating certificate, site plans, and council application forms. They lodge the application and manage all council correspondence on your behalf. This runs concurrently with the factory build.

Your home is built in a controlled factory environment. The build progresses through quality-inspected stages. You receive progress updates and photos throughout.
While the build is finishing, your site needs to be prepared — foundation (concrete slab or steel piers) and service connections (water, sewer, power). Arranged by you through your own licensed tradespeople, or we can introduce you to our partner network.
| Concrete slab | A$8,000–A$15,000 |
| Steel pier system | A$5,000–A$12,000 |
| Plumber (connections) | A$2,000–A$5,000 |
| Electrician (connections) | A$1,500–A$3,500 |
Your completed home is loaded onto a semi-trailer and delivered to your site. A crane lifts it and positions it onto your prepared foundation. For expandable Granny Flats, the side wings are unfolded and locked on-site — the entire process takes under a day. Fixed homes are typically placed in 3–5 hours.
Your licensed plumber connects water and waste. Your licensed electrician connects to the mains. Once all connections are certified, your certifier issues the occupancy certificate — the document that makes the dwelling legally habitable. Delivery to occupancy is typically 1–2 weeks.
Keys handed over. Home manual provided. You're in. Your Capsul home comes with a 10-year structural warranty and a 2-year workmanship warranty. We remain available for any post-handover questions.
