Personal Finance Options

Personal loans are the most common way buyers finance a Capsul home. Funds are paid directly to you — you settle with Capsul, then repay the lender at a fixed rate over your chosen term. The lenders below all offer unsecured personal loans suited to modular and tiny home purchases.

Equity Release / Redraw

If you own a home with equity, you may be able to redraw from your existing mortgage or increase your home loan limit. Often the lowest-rate option. Talk to your bank or mortgage broker.

Construction Loan

Some lenders offer construction finance for modular homes, drawn down in stages as the build progresses. A broker who specialises in modular or prefab homes can identify the right lender.

A Self-Managed Super Fund can purchase an investment property including land with a Capsul home. Requires a limited recourse borrowing arrangement (LRBA). Speak with your SMSF accountant.

Finance FAQ

Yes. Most personal loan lenders offer conditional pre-approval based on your financial position, not the specific purchase. You can get pre-approved for an amount and then choose your Capsul product within that budget.
Most personal loans cap at $50,000–$80,000 depending on the lender. Depending on your product choice, this may cover the unit only, or the unit plus some site works. For higher total costs, combining a personal loan with equity release from your property is a common approach — a broker can help structure this.

In limited circumstances — typically through an SMSF purchasing an investment property, or under the First Home Super Saver Scheme for eligible first home buyers. Have a chat with your accountant about what applies to your situation.
